Two storey side and rear extension with retaining wall.

This client had done all the relevant paperwork etc in place before we started. When we arrived as this project the existing boundary wall was not sufficient to support the new extension, the reason for this is that the finished external corner of the new extension was within 1.5 meters of the boundary wall, we had to build a new solid concrete retaining wall for the length of the boundary and then capped the top off with new close board fencing which then made the property secure.

When this was all signed off by highways and building control we then started to build the new extension which meant we had to dig down to 2000mm and 900mm wide for the perimeter, these sizes are above the standard but it is what the WDC BCO requested, this was then filled with concrete and built with brick and block up to 2500mm high first floor, we then installed a large steel to span the 4000mm doors, then from this height up to guttering level was built in 150mm timber frame with solid insulation installed. The new roof was cut and pitched into the existing elevations and then felted and battened then covered with slated tiles, new fascias, soffits, guttering and soil pipes were fitted. The very top of the roof required a small section to have a slight fall each way and then capped with new ridge tiles and this small section was covered with two layers of GRP fibreglass and the a coloured grey resin was used to match the slate.

The first floor was tiled with re clamed and new tiles so it looks like the extension has been there a while, the client al so asked us to install a 300mm sq oak post to add some character and this post is al so visible from inside the bedroom. This extension was all about the view over the valley from kitchen and bedroom, with the bedroom we set the windows lower and had toughened glass installed in them which means the view can be fully appreciated whilst laying in bed.

All the windows were changed for Residence 9 in cream; this was all the existing ones as well and then new aluminium grey sliding doors for the dining room and personal back door. We had to install 3 steels inside and build 4 new stud walls which made for 2 new bedrooms, en suite and hallway, electrical + consumer unit upgrade and plumbing, plaster boarding and plastering to all rooms ready for redecoration which the client has carried out and has made a really nice job.

The only bit left to do when a final decision has been made is weather some steps or a glass Juliet balcony is put in place by the sliding rear doors off the dining area.
